What is the procedure to rent any property in spain? Do we have to pay any deposit, and what docs they need?
Me and my wife are planning to move to spain next year. I was looking online to see how much is it to rent properties and the figures look good. I was wondering if anyone knew what is the exact procedure to rent a property in spain and what all is needed from the tenants.

The cost of renting will depend largely on what kind of property that you are wishing to rent, the area to wish to be in , how long you intend to stay in the property for and the time of year that the tenancy will start ( IE will it be around peak holiday season ? )
At the moment the property market in Spain is very depressed and because properties are not selling, the owners are instead renting them out – this has resulted in their being a lot of rental properties out there at the moment, so you may be able to find a bargain.

I rent in Southern Spain, by the sea in a lovely place with a communal pool and beach access, and it only costs 400€ a month (600$ or 370£ approx). I had to pay 2 months rent as a security deposit (theoretically returnable at the end of the contract but only if everything is in good shape) and 1 month in advance. There’s nothing fixed about this; some deals can include a 1 month deposit and, in a depressed market, you can negotiate on the rent and the terms of the contract.
The renter pays the utilities of course but not property taxes or communal fees. In terms of bureaucracy, you will need a foreigners ID number (a “NIE” which you can Google to find out about) to sign a rental contract but other than that it’s pretty straightforward.
I would heartily recommend Spain although the economy and property market (see source) is faring extremely badly right now. For renters this is actually an advantage.
