If a neighbor wants to buy my condo as is no realtor involved?
how should pricing be determined and how are the legalities handled so neither party is taken advantage of. The neighbor wants to buy as an investment property and make a quick sale. I know pricing needs to reflect the as is condition, no realtor fees and quick sale. I’m nervous as I have no experience and don’t want to get ripped off.

To get a “ballpark” estimate of your value go to zillow.com
and find a title and escow company in your town and tell them just what you asked here, they will be the ones doing the closing.
I would talk to an attorney who handles Real Estate. That way you can make sure any documents that are drawn up will be legit. You also want to find out what the other condos in your area have or are selling for. Lastly, get your condo appraised. Depending on where you live it shouldn’t be more than $400-$500. When selling by owner you are going to have a few fees to pay but not nearly what you would pay a realtor! Don’t be afraid to do it on your own, there are plenty of resourced out there.
Just have a Realtor come do a cma. Its free. They may bug you for the listing for a while, but just tell them you decided not to sell.
