As a first home buyer in Australia, am I better to buy as cheap as possible or go for better long-term growth?
My wife and I live in Queensland. We are looking to buy our first home – in south-west Brisbane. We are in two minds: buy as cheap as possible (but possibly either a fairly old property or a newer but very small place on a tiny piece of land) or go for something nicer (newer with 4 bed, 2 bath, 2 car garage on a bigger block) to maximise re-sale value in a few years’ time.
We really want to get on the property market asap but not have a loan hanging over us for 30 years and never get ahead.
The idea behind the older or smaller place is that as it is cheaper we should be able to pay it off quicker (or at least pay off a large portion before we are looking to move up the ladder in 4-5 years).
The idea behind the newer or bigger place is that although it is more expensive we would probably be happier living there and while we won’t make huge inroads into the mortgage in 4-5 years the capital growth should be greater as house prices climb.
Any suggestions/advice?

Wij hadden precies de zelfde te maken keus, en wij gingen voor " nieuwere en grotere place" een paar jaar geleden. Wij bekeken een kleinere/goedkopere/rennovationbaan en dagelijks dank ik mijn gelukkige sterren I didn' t koopt het.
Het is werkelijk belangrijk dat u van de tijd geniet u in het huis hebt, in plaats van komst naar huis aan een huis wenst u u elke dag didn' t heeft of is ??n voortdurende " aan-do"-; lijst.
Met de huidige properymarkt, ons verdubbeld huis, is de hypotheek gedaald, zodat zijn wij weg veel beter.
Hebbend de hypotheek dertig jaar isn' t werkelijk het probleem, it' s of u zich de terugbetalingen kunt veroorloven. Zo als u zich de (comfortabele) terugbetalingen op uw inkomen kunt veroorloven, zou ik altijd het grotere huis adviseren.
Als de hypotheek zich u ongerust maakt, of als u wilt te weten komen hoe te om de hypotheek te betalen van in 25 jaar (of minder) en een doel vast te stellen, dan kunt u een spreadsheet gebruiken of ??n van de betere hypotheekpakketten daar downloaden. Ik gebruik van dat laat me mijn termijn van de doellening aan 25 jaar plaatsen, en telkens als ik mijn nieuwe verklaringen en saldi invoer het me hoeveel extra behoefte van I aan mijn terugbetalingen toont toevoegen om op spoor (en toont me de tientallen duizenden die ik zal bewaren) te blijven. Geeft me ook een analyse van alle uitgaven en prijzen, en controleert de berekeningen van de bankenrente (om I' ervoor te zorgen; m dat niet weg wordt gescheurd). Fundamenteel goed weinig hulpmiddel om de hypotheek te houden onder controle, en de zorg te nemen uit de 30 jaarfactor.
