how should pricing be determined and how are the legalities handled so neither party is taken advantage of. The neighbor wants to buy as an investment property and make a quick sale. I know pricing needs to reflect the as is condition, no realtor fees and quick sale. I’m nervous as I have no experience and don’t want to get ripped off.

I love the style that we have in the kitchen, it’s the old 70’s vinyl look. The only problem is that I would love to keep the style but where would I go to find Vinyl 70’s look? A lot of the tiles are worn and need to be replaced. It doesn’t have to be exactly the same, we are willing to redo all if we can find something that’s similar. Is there a website that I could look at??
Thank you all for your wonderful help with my questions!

It is a master bath with a garden tub, floor and part of the wall covered in 4″ nonglossy white tile, presumably porcelein. It is 10 years old so some of it is cracked or crazed and in some places the grout and caulk have failed. We are trying to decided whether to have it repaired by replacing only broken tiles and having failed grout and caulk professionally fixed followed by professional steam cleaning or whether we should have brand new and more up to date tile installed. I want the former because this bath with continue to match the other baths in the house and I think a good result can be accomplished and with a nice new shade of paint on the dry wall (I’m thinking Behr Baked Scone) it can look great. Our neighborhood is established and in high demand and many of our neighbor’s homes have the same tile. What do you think?

I have a home in a college town. This college is very short on parking and so is the town. I am wondering if I can just rent out a parking space on my property? Do I need to get a permit?

In both bathrooms the drain ring has corroded and I’m afraid it will begin to leak. Is there a way to replace the rings without replacing the sinks? If so, what tools are needed and how long of a job is it? Or, do I have to call a plumber for this?

My mother in law past o’ way few months ago and my father in law can’t handle their rental property. He asked us to take it over and just pay him some cash so he can pay off his current house.
On the rental property they don’t own any money, paid off, bought it in 70’s for 112K and the value is now about 285K. He wants to have about 200K orless from myself and mywife (his doughter). What would be the best way to approach this, aprticularly that my mother in law past’o way in May. They have filed this property as rental type and I am assming they have probably deprciated for about 50K. Is it true that my father inLaw’s step up bases is 175K now and if he sales the property to us for that value than he won’t pay any taxes. So what is the best way to buy it from him or just have the tile tranfer to us. One other thing if he gives us this house as a gift can I than refinance give him a gift using our life gift value, not sure. Also I don’t want to pay any down payment, if purchasing it.

If sea level rises due to global warming, then lots of property all over the country, and the world, will get destroyed. Just like so much property in New Orleans. But until recently I lived in a nice shore town, and if I still had a job there I would have considered eventually buying a house there, fully aware of what could happen in the next few decades.
BeachSaint, I wish I could agree, but not everyone has enough money to live for the moment, especially when it comes to buying a house.

I have a little section of underlayment that is rotted. The subfloor is fine. Do I need to replace all the underlayment as it is not extremely smooth from old adhesive or will the new adhesive make up for some imperfections?
